It’s been another great week for Harpers. We had a successful sale of a beautiful 3-acre property in Wingello. This sale reinforced a key theme we’re seeing emerge early 2026 - confidence to build is starting to return, with motivated buyers prepared to act when the right opportunity presents itself.

Across the broader market, we’re seeing overall buyer numbers down approximately 20% compared to previous periods. However, what’s important to note is the quality of buyers currently active. Those still in the market are highly motivated, decisive and aggressively pushing toward purchase, rather than sitting on the sidelines.

From a pricing perspective, offers are largely aligning with 2024 price levels, reflecting that there has been limited capital growth across the Southern Highlands over the past two years. This has created a more balanced environment where vendors who are genuinely motivated to transact are seeing strong engagement, particularly when they understand the bigger picture — any negotiation on their sale price is often offset by improved buying opportunities on their next purchase.

With January behind us, we expect transaction volumes to lift throughout February, as buyer momentum traditionally builds and confidence continues to strengthen.

Looking at the week ahead, we have an exciting auction coming up at 5 Carrington Street, Bowral — a fully renovated home on an easy-care block, offering close proximity to town. We anticipate strong competition due to its turnkey nature, low maintenance appeal and highly sought-after location.
